Most strip out crews handle the demo. Not many can handle the asbestos too. South City does both, properly staged and fully documented, so your project keeps moving.

The Peninsula Strip Out Specialists Who Handle the Asbestos Too

When a renovation or rebuild starts with clearing a space, you want a team that knows exactly what to do the moment something suspicious turns up. South City Asbestos is the Somerville-based crew behind asbestos strip outs on the Mornington Peninsula that are properly staged, tightly controlled, and documented from the first site visit through to the final handover.

A strip out clears the internal, non-structural parts of a building to prepare it for the next stage of works. A soft strip out removes fixtures, fittings, cabinetry, partitions, and floor and wall coverings while leaving the structure intact. When asbestos-containing materials are uncovered along the way, the job is staged correctly and handled under full controls by the same licensed team.

We started the business in 2018, with industry experience going back to 2016, and we run as a small, reliable crew that turns up prepared. We are licensed for non-friable asbestos removal, based in Somerville, and we work across the Peninsula and Bayside day to day with homeowners, builders, and demolition teams.

Internal Soft Strip Demolition

Mezzanines, non-load-bearing internal walls, doors, and internal windows. Major structural elements are not included, and we are upfront about that boundary from the first quote.

All strip out waste is removed and taken away by our team. There is nothing left on site for you to manage. Disposal is handled responsibly and in line with Victorian requirements, with documentation retained.

Why a Strip Out Rather Than Full Demolition?

When only the internals need to go, a strip out preserves the structural framework of the building and costs considerably less than full demolition. It gives you more flexibility for design changes during the renovation, and the site is easier to manage and hand back cleanly to the next trade.

For commercial clients doing a factory refit, warehouse de-fit, or end-of-lease make good, a strip out is typically the right scope. For builders and renovators who need a space taken back to its bones without touching the structure, it is also the standard first step. If you are not sure which approach your project needs, the owner will tell you clearly at the first site visit.

What Safe, Controlled Strip Out Work Actually Looks Like

Asbestos work has no room for improvisation. Every job we run follows the same set of controls, from how we set up the site through to how we clean it down and hand it back. These are not optional extras. They are the baseline for doing this work correctly and protecting everyone on and around the site.

The Controls Behind Every Job We Run

  • A controlled work area with signage, barriers, and clear access rules
  • Dust suppression and careful material handling where suitable
  • No dry sweeping, with progressive cleaning as we go
  • PPE and hygiene procedures to prevent cross-contamination
  • Proper wrapping, labelling, and compliant transport to licensed disposal
  • A clearance process is completed before handover, wherever asbestos has been removed

Asbestos waste has to be managed and disposed of correctly under Victorian guidance, and we retain the documentation that proves it was.

What Makes Strip Outs on the Peninsula Different From Everywhere Else

South City works right across the Mornington Peninsula, from the older fibro-era homes around Hastings and Somerville through to coastal and holiday properties closer to Rye and Blairgowrie. We know the building stock here, and we know the renovation and rebuild work that comes with it.

  • Older Peninsula homes frequently hide bonded asbestos in cladding, eaves, sheeting, and flooring, so a strip out here regularly turns into an asbestos job.
  • Coastal exposure can leave older cement sheeting brittle, so handling method matters more than it might further inland.
  • Tight driveways, steep blocks, and holiday properties left empty for months all change how we plan set-up and safe material lowering.
  • Domestic-origin asbestos is accepted at the Rye Resource Recovery Centre under specific limits and requirements, which is exactly why professional disposal documentation matters.

This is the kind of local knowledge that keeps a job moving. Our asbestos strip outs on the Mornington Peninsula are handled by a team that understands these conditions, so the strip out and any asbestos are dealt with correctly, and the next stage of work starts on clean, compliant footing.

Asbestos Strip Outs FAQs

  • What is an asbestos strip out?

A strip out clears the internal, non-structural parts of a building so it is ready for renovation or rebuild. Where asbestos-containing materials are found in the process, they are removed safely under full control. The difference with us is that the same licensed team handles both the strip out and the asbestos, so there is no gap between contractors and no gap in the paperwork.

  • What is the difference between a soft strip out and full demolition?

A soft strip out removes the loose, non-structural elements of a space, such as fixtures, partitions, and coverings, without touching the structure itself. Full structural demolition takes the building down and requires a different licence. We handle soft strip outs and site-prep internal demolition, not full structural demolition, and we are upfront about that scope from the first quote.

  • I have found something during a strip out or reno. What should I do first?

Stop work in that area and keep people out of it. Do not drill, cut, sand, sweep, or vacuum the material, as that is what releases fibres. Take a couple of photos from a safe distance, send them through with your suburb and the age of the building, and we will advise whether testing or removal is the right next step.

  • Do you remove the asbestos as well, or do I need a separate contractor?

We are B-Class licensed, so the same team handles the strip out and the non-friable asbestos removal in one coordinated job. That means no second contractor to engage and no break in the paper trail. If a material appears friable, we flag it and point you to the correct licensing pathway, because that work sits outside our licence.

  • What does B Class cover, and what materials does it include?

B Class covers the removal of non-friable, bonded asbestos materials. That includes non-friable asbestos cement sheeting, eaves, cladding, and similar solid products, all handled under strict controls. Friable material, which is crumbly or easily made airborne, requires a different licence and a different approach.

  • Do you handle WorkSafe notifications?

Where notifications are required for licensed asbestos work, we manage them as part of the job, including the required notice period. You do not need to interpret the compliance requirements yourself. We explain what is needed and when, and we handle the lodgement.

  • How long does a strip out take, and can we stay on site?

It depends on the scope, the access, and how much asbestos is present. As a general guide, a small bathroom takes around one day, all wet areas two to three days, depending on how the house is built, and a full house around four days. A factory or commercial refit is quoted on access and scope. Where asbestos removal is involved, nobody should be on site while removal is underway, and we will let you know clearly which days that applies to so you can plan around it.

  • What happens to the waste, and what paperwork will I receive?

All waste is removed and taken away by our team. Nothing is left on site for you to manage. Waste is wrapped, labelled, transported by EPA-registered drivers, and disposed of at a licensed facility. Disposal dockets are retained, and where asbestos removal applies, you also receive an independent clearance certificate, which gives you a complete record for your files.

  • Do you organise an independent clearance certificate?

Yes. Where asbestos removal is involved, an independent contractor inspects the site after removal and issues the clearance certificate. It is arranged as part of the job and included in the removal quote, so it is not an extra you need to chase separately.

  • Do you do non-asbestos strip outs, too?

Yes. Our team is experienced and efficient at internal strip out and site-prep work for renovation and rebuild projects, from single bathrooms and kitchens through to full houses, factory refits, warehouse de-fits, and apartment and unit renovations. Where asbestos is present, the job is staged correctly under the appropriate controls.

  • What do we need to do before your team arrives?

Remove personal items and belongings from the work area, ensure power and water are capped off prior to our arrival, and make sure we have clear access to the site. We confirm exactly what is needed at quoting, so there are no surprises on the day.

  • What goes wrong when people use the wrong strip out team?

The most common problems we see are damage to elements that were meant to stay, and power or water that was not properly disconnected before work started. The result can be safety risks, unexpected repair costs, and delays to the renovation. A proper walk-through and written scope before any work begins is the difference between a job that moves forward cleanly and one that creates extra problems.
